More Apartment Communities in Demand for Redevelopment

City Council could approve JLB Partners' planned redevelopment project on Roswell Road near Windsor Parkway on Tuesday. More rezoning requests for apartments are coming in, said Sandy Springs Mayor Eva Galambos.

Increased demand for older apartment properties are a clear signal that the economy has turned around, said Mayor Eva Galambos. 

“There is not much [available] land left in Sandy Springs,” added Galambos, during a Rotary Club of Sandy Springs luncheon, Monday.

City Council could approve JLB Partners’ planned redevelopment project on Roswell Road near Windsor Parkway on Tuesday. The development would raze Chastain and Versailles apartment communities.

More requests for apartments are coming in for redevelopment projects, Galambos said. One includes a rezoning request for Provence Apartments on Roswell Road. City Council members will consider it at the Tuesday evening meeting. 

Some folks including Jane Kelley - who has represented Windsor Park Place HOA, and residents on Hedden Street at city meetings on JLB project - have predicted that the planned development would spur activity on Roswell Road.

“Our biggest worry is that if the city approves this density and variance here, they will cascade up Roswell Road like wildfire,” said Kelley during past Planning Commission and City Council meetings.

Apartments along Northwood Drive are under foreclosure and a dilemma for the city, according to Galambos.

“Northwoods is the worst, the oldest apartments in Sandy Springs. The suggestion has been made that the city buy it and offer it for redevelopment at a good price,” Galambos said. 

The Mayor indicated some reluctance to move in that direction. “Marietta and Smyrna did it but they haven’t had any takers. On the other hand you’ve got a really terrible eyesore. How are you going to get rid of it? I think it’s going to be a very controversial issue on the Council” Galambos said.
